NOTES:
To provide competitive pricing, we are limited on editing these photos, such as moving furniture or style.
Depending on the angle and size of the room, not all spaces can be virtually staged properly.
All virtually staged photos will be watermarked/indicated as such to comply with MLS guidelines.
CBOR AI GUIDELINES:
Effective Monday, July 20, all new listings entered into the MLS must comply with updated requirements regarding virtually staged, digitally enhanced, and new construction images.
Virtual staging is permitted only for non-permanent items, such as furniture, décor, artwork, rugs, televisions, and similar furnishings.
Virtually staged or digitally enhanced images must:
Include a "Virtually Staged" or "Digitally Enhanced" watermark.
Be uploaded immediately adjacent to the original, unedited photo in the MLS.
Standard photography edits—including brightness and color correction, cropping, HDR, sky replacement, lens correction, and similar enhancements—do not require an original companion photo or watermark.
Permanent features may not be digitally altered. This includes walls, cabinets, countertops, flooring, landscaping, windows, structural elements, or creating "remodel concept" images that could misrepresent the property's current condition.
New construction listings may include renderings or similar home photos when they are properly identified and include the required watermark.
Photo rights remain important. Brokers and agents are responsible for ensuring they have the legal rights to all images uploaded to the MLS, including those that have been enhanced using AI tools.
For members using FlexMLS, the system offers a Secondary Watermark option during photo upload for "Digitally Enhanced" images. Photographers may apply their own watermark directly within their editing software before delivering photos to the agent.
